How to Know If Your Double-Pane Window Seal Has Failed

Foggy haze, condensation between the panes, or a streaky residue you can not wipe off — the seal has failed. Here is what is actually happening and what the fix looks like.

How to Know If Your Double-Pane Window Seal Has Failed

What's happening

A double-pane window has two layers of glass with a sealed gap of air or argon between them. When the seal at the perimeter fails, moisture leaks into that gap and gets trapped — it shows up as fog, condensation, or a streaky residue. Most homeowners assume the whole window needs replacing, which is rarely true.

How the fix works

The fix is an IGU swap — we replace the insulated glass unit and keep the existing frame. We field-measure the opening, confirm the spec (low-e coating, gas fill, tempering if needed), and order to fit. Most residential jobs install within a week of the measurement. The frame stays, the trim stays, and the energy bill usually drops back to where it was when the window was new.
